Cyprus Property Investments & the Euro
Since December 2007, the Euro currency has reached some record highs against the US Dollar and the Pound Sterling and inevitably the European property market, including Cyprus, has been affected. On December 19 2007, the GBP was worth almost Euro 1.40. Three months later, it has gone down to Euro 1.28. This is a real reduction of 9.4%, which means simply that property within the Euro zone countries has become 9.4% more expensive for the British buyer, all other factors being equal.
However, selling a property in Cyprus now and sending the funds back to the UK as sterling would have resulted in the opposite, you would have gained 9.4% in extra profit. The savvy investors who bought in Cyprus have another reason to be happy with their investment. Other reasons to invest in Cyprus, it is easy and all monies can be repatriated. The Euro could be overtaking the dollar as the worlds major currency and get stronger in the future.
The Cyprus market has felt the impact of weak sterling because Britons are still by far the number one buyers on the island. However, in March, the Royal Institute of Chartered Surveyors produced their 2007 European Housing Review which reported an almost universal downturn in European housing markets - except for Cyprus where is has actually accelerated. Why is this? In part, thanks to the country's adoption of the Euro at the beginning of this year, which has increased investor confidence. In addition, developers across the island, along with private vendors, have recognised that to survive in such a market, they must cut costs, reduce profits & make prices more affordable.
Did they have a choice? Not really, most realised that this was the only way the market could survive, by stabilising and weathering the economic storm, so that it can emerge stronger in the future. According to research by bestcyprusproperties which compared prices in Autumn 2007 with current prices, it's easy to see that this had the desired effect. Prices have become stable and in some cases have decreased.
As a result, the Cyprus Property Market is more realistic to the foreign investor, leaving room for growth & capital appreciation in the future. Cyprus property continues to be a good investment and a real possibility for people who long for a different lifestyle to relocate. Considering the cost of living in Cyprus is lower than the UK, low personal taxation, sunshine for 360 days of the year, an improving infrastructure in transport, two new airports in build, new hospitals and standards of health care and major European union reforms, with access to all this for all European citizens as a basic right when you move countries. The fact that English is widely spoken and understood, driving is on the same side of the road as the UK coupled with low personal taxation are just some of the reason why one should really explore the benefits of purchasing a property either as an investment or a home in Cyprus.

Q. We are thinking of retiring to southern Cyprus in the next few years but we are a bit worried as we do not speak Greek. Is it going to be difficult if we can only speak a few words? I would also like some information about the crime rate and cost of living, as these are the main reasons we are looking to move.
A. There is no need in Cyprus to speak Greek as everybody speaks a little bit of English. The crime rate is very low in Cyprus.

Q. We have been looking at buying an off-plan property in Cyprus, but would like to know what risks are involved? A. When someone buys off-plan must make sure that the developer will perform. Please see below some information when buy off-plan In Cyprus, there are a lot of developers within a relatively small area. When buying an uncompleted property off plan, i.e. a property still to be built or which is partly built only, payment is made in stages.
Stage payments vary but in Cyprus you are usually expected to pay CY£1,000 on agreement as a reservation fee. The rest of the payments are subject to agreement, but generally you will have to pay a holding deposit of CY£1,000, sometimes more for larger properties. Within one month of the agreement, you pay 30 per cent of the total value of the property, followed by another 30 per cent half way between agreement and completion and finally, the balance on completion. Sometimes the final two payments are made according to the progress of the work. The stage payments are negotiable.
The contract for an off-plan property contains the timetable for the property's completion; stage payment dates; the completion date and penalties for non-completion; guarantees for building work and a copy of the plans and drawings. The completion of each stage should be certified in writing by the supervising engineer or architect. By paying in stages you minimise your exposure as you don't pay more that the works done. The most important in order to protect your interest is to register your contract with the Lands Office.
When you buy off-plan you have the opportunity to make changes and build the house how you want it and also you buy it at a better price.
Q. After buying a property in Cyprus are there any yearly taxes to pay? A. Please see answer to first question. Also you may liable to pay immovable property tax. Please see general information below. The registered owner of the property is liable to an annual immovable property tax calculated on the market value of the property as at 1 January 1980. The tax is imposed on the value of the whole of the immovable property someone owns, so a Purchaser may have to pay immovable property tax prior to the transfer of the property to his name, which can be claimed back with the actual transfer of title deed to his name.

In December 2006, Monarch airlines announced that they will be offering flights to Larnaca 4 times a week from Luton. The airline claims these will be the first low-cost scheduled flights to Cyprus from the UK. Some come and stay to get away from colder climates others find it a good time to come and visit their relatives living here and to avoid the hotter weather later in the year. Our friends love coming over at this time of the year as they enjoy walking through the Village we live in and seeing the mass of citrus trees laden with fruit. As they often remark oranges and lemons smell like they used to here and they gain great pleasure in receiving them as gifts.
